Commercial Lending

A pillar of the Farr Law Firm is its real estate practice.  One only needs to look at the growth of Southwest Florida in the past fifty years to recognize the need for guidance and representation in negotiating the complexities of the regulations that govern the communities we live and work in today.  While much of the firm’s real estate law practice involves residential transactions, a large segment of the firm’s real estate practice centers on non-residential, commercial real estate as well.

In fact, the Farr Law Firm is well-versed in all aspects of commercial real estate and includes two attorneys who have met the practice, education and testing requirements to be Board Certified by The Florida Bar as specialists in Real Estate Law for more than 17 years each.  Farr Law Firm’s commercial real estate representation includes:

Representation  - Seller and Buyer

The firm’s Florida commercial real estate practice encompasses a broad range of specialized services beyond the purchase and sale of a home.  Sellers and buyers of improved or unimproved non-residential properties have concerns that exceed the standard residential real estate contract issues including developability, cash flows, leasing, tenant improvements, choice of entity, borrowing, and personal guaranties.  The Farr Law Firm provides representation to both the first-time purchaser of a vacant commercial lot as well as the sophisticated commercial real estate investor.

Representation - Lenders and Borrowers

Over the years, The Farr Law Firm has been privileged to represent many banks, savings and loan associations, and other financiers of commercial real estate projects throughout Southwest Florida.  This experience gives Farr Law Firm’s real estate attorneys the ability to assist clients in purchasing a commercial property or refinancing it later on.

Developer Services

Every real estate developer in our area confronts varying legal issues depending upon the nature of the development.  Some may need land use and zoning assistance under Florida law; some perhaps face legal issues involving restrictive covenant drafting or condominium document preparation.  The Farr Law Firm assists its developer clients in all aspects of development from property due diligence and acquisition, construction of infrastructure and improvements, through sales and association turnover.

Commercial Leases

Florida law imposes different standards on commercial leases as opposed to residential tenancies. A high level of concern is involved in negotiating a commercial lease regardless of whether it is from the perspective of the landlord or the tenant.  Farr Law Firm’s attorneys are experienced in the preparation and negotiation of commercial leases and the drafting of related documents such as options, subordinations, attornments, and non-disturbance agreements.
